JOB DESCRIPTION

 

 

BUILDING TECH V

 

 

REPORTS TO:                      Service Manager – Building Services

 

 

CLASSIFICATION:                Non-exempt

 

 

BASIC FUNCTION:            Provide a variety of building maintenance services.

 

 

ORGANIZATION

RELATIONSHIP:                   This position has constant contact with the Service Manager and

                                                Dispatcher for Building Services to receive service call detail and

                                                communicate call requirements and results.  This position has frequent

                                                contact with customers, requiring reasonable tact and strong verbal/

                                                written communication skills.

 

 

 

BASIC FUNCTIONS:


·         Unplug toilets and sinks

·         Painting

·         Interior lamp replacement

·         Replace ceiling tiles

·         Power washing

·         Adjustment of time clocks

·         Building inspection rounds

·         Urinal & closet troubleshooting & repair

·         Drywall repair

·         Staining & varnishing

·         Caulking

·         Ballast replacement-interior fluorescent

·         Faucet repair

·         Standard toilet troubleshooting & repair

·         Construction concepts

·         Construction framing

·         Replace ceramic tile

·         Adjust doors–interior & exterior

·         Install door closers

·         Sweat copper pipes-all sizes

·         Exterior lighting; troubleshooting & repair

·         Electrical theory & concepts

·         Irrigation; troubleshooting & repair

·         Power augering of main lines

·         Alarm functions

·         Roof repairs

·         Electrical line tracing

·         Interior ballast replacement

·         Adjustment of Commercial thermostats & concepts

·         EMS systems; function & operation

·         Locksmithing

·         Welding

·         Bid proposal “estimating”

·         Electrical troubleshooting

·         Minor HVAC troubleshooting & repair

·         Customer Relations & Problem solving

·         Training


 

 

WORK COORDINATION & PAPERWORK:

·         Coordinate start and stop time (10/10 & 10/20) to Building Services Dispatches for each call.

·         Organize all work detail (work performed, service recommendations, etc.) and complete an accurate work ticket for billing & payroll purposes.  Submit all paperwork to the Service Manager within 48 hours of completion of each day’s work.

·           Obtain, record on work ticket and communicate to vendor an appropriate purchase order number when purchasing job-related parts and supplies.

 

CUSTOMER SERVICE:

·         Present a professional, positive and helpful attitude at all times when interacting with customers and co-workers.

·         Observe additional maintenance needs requiring attention and report those to the appropriate supervisor.

 

·         Performs other assignments, which may not be recurring.


 


 

PHYSICAL REQUIREMENT:

·         Lifting (approximately 50 lbs)

·         Climbing (ladders, stairs, etc.)

·         Bending or stooping

·         Extended periods of walking

·         Regular exposure to weather conditions

·         Operating a motor vehicle

·         Owning and operating power or hand tools

·         Exposure to potentially harmful chemicals or materials

EDUCATION/EXPERIENCE:

·         High school Diploma or GED

·         2+ years Tech School

·          3-5 years experience
