General Labor/Tech
CLASSIFICATION: Non-exempt
BASIC
FUNCTION: Provide a
variety of general labor services & some building technicial services.
RELATIONSHIP: This position
has constant contact with the Service Manager and Dispatcher for Building
Services to receive service call detail and communicate call requirements and
results. This position has frequent
contact with customers, requiring reasonable tact and strong verbal/written
communication skills.

Keep walks clean

Clean parking lot drains

Police roofs & grounds, pick & discard debris
·
Empty trash receptacles
·
Replace interior lamps
·
Building rounds concepts
·
Adjustment of building time clocks
·
Requisitioning & purchasing of materials
·
Exterior light checks
·
Vacancy cleanup
·
Replacing ceiling tiles
·
Perform emergency light checks
·
Furniture installation
·
Painting
·
Graffiti removal
·
Hang pictures & whiteboards
·
Inspection of properties
·
Training
·
Customer Service; problem solver
·
Repair toilets & urinals
·
Power washing
·
Replace exterior lights (NTE: 10’)
·
Adjustment of door closers
·
Minor irrigation repairs
·
Key cutting
WORK
COORDINATION & PAPERWORK:
·
Coordinate start and stop time (10/10 & 10/20) to
Building Services Dispatches for each call.
·
Organize all work detail (work performed, service
recommendations, etc.) and complete an accurate work ticket for billing &
payroll purposes. Submit all paperwork
to the Service Manager within 48 hours of completion of each day’s work.
·
Obtain, record on work ticket and communicate to vendor an
appropriate purchase order number when purchasing job-related parts and
supplies.
CUSTOMER
SERVICE:
·
Present a professional, positive and helpful attitude at all
times when interacting with customers and co-workers.
·
Observe additional maintenance needs requiring attention and
report those to the appropriate supervisor.
·
Performs other
assignments, which may not be recurring.
PHYSICAL REQUIREMENTS:

EDUCATION/EXPERIENCE:
·
High school Diploma
or GED
·
1-2 years Tech School
·
5+ years experience
